  1. Fairfax County is proposing changes to the Zoning Ordinance involving the PDC and PRC Districts. They have been requested to present a brief overview of the proposed changes which will have an impact on the Transit Station Areas - in particular increases to Floor Area ratios and other changes.

    Donna Pesto, of Fairfax County Department of Planning and Zoning will be presenting.

    Applicant: General Dynamics Corporation (Currently, the Property is owned by BP Reston Eastgate, Inc., an affiliate of Boston Properties, Inc. The Applicant is the contract purchaser of the Property).
    Representing the Applicant are Mark Looney and Amanda Williams of Cooley LLP.

    The Applicant proposes to develop 21.69 1cres of property on the south side of Sunset Hills Road, north of the Dulles Airport Access Road and west of Hunter Mill Road in Reston, and identified on the Fairfax County Tax Map as 18-3 ((1)) 11B1 (the “Property”), with its new headquarters building.

    The Applicant seeks approval of a Conceptual Development Plan Amendment (“CDPA”) and Final Development Plan Amendment (“FDPA”) to permit construction of the new headquarters building.  A Planning Commission public hearing is currently scheduled for July 14, 2016.
